           Today’s manufactured homes are the most regulated and inspected single family quality affordable housing in the United States. The only form of housing in the U.S. subject to a stringent National Building Code.

           The federal code is administered by the U.S. Department of Housing and Community Development (commonly known as the

             The federal standards regulate manufactured housing design and construction, strength and durability, transportability, fire resistance, energy efficiency and quality. The HUD Code also sets standards for the heating, plumbing, air conditioning, wind safety, thermal and electrical systems.

           Often those that have not explored today’s modern manufactured housing will assume that a “mobile home” is one-in-the-same, exposing myths that have been handed down through generations, such as – “They are not well-built,” They are not safe,” – “They don’t appreciate, – “They are not energy efficient,” – “They don’t last, etc..etc.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Unfortunately, many Americans dreaming of quality affordable homeownership are either not aware that a manufactured home as an option due to those- and many more- uninformed misrepresentations and mischaracterizations of today’s only quality affordable housing in this country.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           In the 1950’s, 60’s, and into the 1970’s, the “mobile homes” aka “trailers” burst upon the housing scene as a form of housing that anyone could afford. The incredible demand resulted in dozens of manufacturing plants building thousands of these low price homes throughout the country, in states where regulations governing construction and health and safety were virtually non-existent.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           In the meantime, several manufacturers on the west coast were producing quality mobile homes for homebuyers to be placed on more expensive land or in modern mobile-home land-lease communities. The state of California, for example, regulated factory-built homes to a standard that would eventually be a template for federal regulations that were to follow.

If you are buying the home and land together, or plan to place the home on land you already own, some financial institutions offer traditional real estate mortgages with similar interest rates. Should you be purchasing the manufactured home separately from the land on which it is to be located, the home will probably be financed as a personal property manufactured home loan, usually with a somewhat higher interest rate and the down payment amount will reflect the amount of the entire loan, including the home and land costs being financed. FHA-insured and Department of Veteran affairs – guaranteed (called FHA and VA) loans are available to manufactured home buyers. These types of loans may offer lower interest rates or lower down payment requirements if available in your area. They require more paperwork during the credit application and approval process and therefore, may take longer for approval than a conventional loan.

However, today’s high quality affordable manufactured homes appeal to a wide range of demographic groups. The following three groups and their motivations for choosing modern manufactured housing are summarized below.

           “Baby Boomers”

These are senior citizens who desire to downscale the size of their homes. A large percentage of these retirees purchase manufactured homes for placement in senior communities that are designed to satisfy a safe comfortable lifestyle with the social activities that encourage interaction with others of the same interests and age.

These are couples in the 45 to 60 age group whose children have grown into adults and have left their family home to create their own families – leaving mom and dad living in a larger home they need or want. Empty nesters are usually still working and want to eliminate the upkeep expenses of a home, energy costs, property taxes and are looking forward to being in a financial position to retire comfortably when the time arrives.

           More than 21 million people in the USA live in approximately 8.2 million factory-built homes. It is estimated that more than one-half of these total occupants actually live in “mobile homes.” Remarkable, considering there have been zero new “mobile homes” built since passage of major federal legislation in 1976 (the HUD Code), creating today’s manufactured homes.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Manufactured homes have long been maligned, defamed and discounted as a fiscally responsible source of affordable housing, thanks to archaic stereotypes of mobile homes and “trailer parks”.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            ﻿
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The facts are undeniable – mobile homes were, and to some extent, a blessing for thousands of families in achieving the unique affordable American dream of homeownership. It is also undeniable that the stigma associated with mobile homes of 50 + years ago has had a negative impact on manufactured homes of today.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Often potential purchasers of manufactured homes will voice concerns that the manufactured homes of today are not any different from the mobile homes of the past. In fact, shoppers of manufactured homes will most often call today’s manufactured housing- “mobile homes.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The following are some definitions commonly used in the mobile home era spanning the years prior to 1976 HUD Code implementation.
          &#xD;
    &lt;/span&gt;&#xD;

      &lt;br/&gt;&#xD;

           Mobile home
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           : “trailer” or “trailer house” – “wobbly box”
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Single wide
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           : “slick side” or “expando” (expando was a single wide with a slide out room to expand the living room area and/or a double expando with also a slide out room from the rear bedroom.
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Double wide
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           : The two section mobile home was initiated in the 1960’s. Often referred to as a “two banger.”
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Triple wide
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           : The three section home was not prominent until the late 1960’s and early 1970’s.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Today’s manufactured homes are not your grandpa’s mobile homes .. They are factory assembled, energy efficient and come with features and amenities equal to new site built homes, such as covered porches and garages.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Manufactured homes look much the same as stick-built homes, but carry a much smaller price tag. In fact, a new manufactured home will have a cost up to one-half the price of a site-built.

           The Federal government says new safety standards and building materials mean home buyers priced out of site-built homes and have viable options.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Terrace Heights in Dubuque, Iowa, may fit common notions of what an older manufactured home community looks like, It features rows of small nondescript “mobile homes” set along quiet streets.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Some of the homes date back to the 1970’s. That was before climate change kicked up the ferocity and frequency of storms.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “If a tornado were to come into Dubuque, we would have to literally pack up the animals, get in a car and go find someplace safe”, said Lynn Murphy, who lived at Terrace Heights for about five years. The structure was built in 1978.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “You move into a trailer, especially a trailer park, because you want lower rent,” she said.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           More than 800 miles from Dubuque, a group of manufactured homes in Washington presented a very different picture in early June. Model homes that would have not look amiss in any new subdivision in the country lined the National Mall for the Housing and Urban Development Innovative Housing Showcase., with numerous materials and features often not found in trailers and mobile homes in the past: granite countertops, stainless steel appliances and even customized floor plans..
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “I encourage everybody to see what these homes look like. They will really surprise you,” said Teresa Baker Payne, who leads HUD’s manufactured housing program.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Beyond the amenities, HUD officials – and the Biden administration – say modern manufactured housing represents a solution to the affordable housing crisis and provides the safety and energy efficiency features that make the homes climate resilient.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           People often use the terms ”mobile homes” and manufactured homes interchangeably. Mobile homes, what Murphy refers to as trailers, were generally built before 1976 and do not conform to the HUD Code, which sets standard for all manufactured housing in the country.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Today, the average price of a new manufactured home like the ones on display at the HUD showcase is about $127,250, according to data from the Manufactured Housing Institute (MHI). According to Zillow.com. The average price of a site-built house in Dubuque, where Murphy lives, is about $230,000.

           Beginning today, certain mission-focused entities such as resident-owned manufactured home communities, cooperatives, non-profit entities and consortia, state and local governments, community development financing institutions, and Indian Tribes, will be eligible to use this program to finance the acquisition of or to improve existing communities, including making updates to common area resources and helping to maintain rent affordability. This tool provides an alternative to purchase of these communities by private equity funds and similar financial interests, whose track record reportedly includes unaffordable rent increases, failure to invest in community infrastructure, and regulations that don’t respect the community’s culture.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           This permanent financing tool complements HUD’s recently announced

           PRICE program

    &lt;/a&gt;&#xD;

           , which offers competitive grant opportunities for investments in affordable manufactured home communities.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      
           HUD estimates that more than 5,000 individuals and families, based on average community size, could benefit from the program within the next five years. This Manufactured Home Communities program leverages FHA’s Multifamily 223(f) program, which will now provide permanent mortgage financing for manufactured home communities that may have previously been ineligible, and for previously ineligible manufactured home cooperative borrowers to be eligible to acquire and obtain financing for existing communities.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

However, today’s high quality affordable manufactured homes appeal to a wide range of demographic groups. The following three groups and their motivations for choosing new modern manufactured housing are summarized below.

  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;b&gt;&#xD;
      
           “Baby Boomers”
          &#xD;
    &lt;/b&gt;&#xD;
    
          – (aka Generation X -born between 1946-1964). This generation makes up a substantial portion of the world’s population. It represents 21.9% of the population in the U.S.. These are “senior citizens” who desire to downscale the size of their homes. A large percentage of these retirees purchase manufactured homes for placement in senior communities that are designed to satisfy a safe comfortable lifestyle with the social activities that encourage interaction with others of the same interest and age.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Baby boomers are perhaps the biggest advocates of manufactured home ownership and tend to be very involved in encouraging other seniors and friends to join in this ideal lifestyle, and are appreciative of the customization aspects of today’s new manufactured housing.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;b&gt;&#xD;
      
           “Empty Nesters”
          &#xD;
    &lt;/b&gt;&#xD;
    
          – Empty Nesters are those who also want to downscale the size of home, but often for other reasons.These are couples in the 45 to 60 age group whose children have grown into adults and have left the family home to create their own families – leaving mom and dad living in a larger home than they need or want. Empty nesters are usually still working and want to eliminate the upkeep expenses of a home, energy colts, property takes and are looking forward to being in a financial position to retire comfortably when the time arrives.

    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;

           “Entry Level” or “First-Time Buyers”
          &#xD;
    &lt;/b&gt;&#xD;
    
          – The Foremost Study also found that 59% of manufactured households have no children, and the average size of manufactured home households is 2.7 persons. This counters the belief of some planning and zoning commission that manufactured home owners have more children and therefore will add to school overcrowding. However, over the last few years some states have passed legislation making it illegal to discriminate against manufactured homes.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Families have been the “heart and soul” of factory-built manufactured homes for over five decades. Today’s new manufactured home is a great option, especially when considering the savings in energy cost, fire and wind safety, and the ability of a home to match a family’s wants and needs. All that and the fact that a new custom built manufactured home is “everything a home should be” and meets all the criteria of homeownership, including quality of construction and appearance, and will have a cost of about 50% less than a comparable home built on site. A manufactured or modular home attached to real property is eligible in most situations for mortgage financing equal to a traditional site-built home.

           Washington – On the wide open, grassy space at the National Mall, halfway between the U.S. Capital and the Washington Monument, a temporary village has sprouted up in recent days. Several tiny homes lined the paths, and workers assembled what looked like an instant log cabin. A few manufactured homes were clustered near the Smithsonian Castle.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           This is the Innovative Housing Showcase, staged by the U.S. Department of Housing and Urban Development (HUD), a public event running June 7-9.

           At a preview on Tuesday, Acting HUD Secretary Adrianne said the event is about a glimpse of the future – and showing ways to expand the country’s housing supply.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           “We know that access to a home is one of the most pressing things for families across the country,whether you’re renting or wanting to become a first-time homebuyer. And one of the ways that we know to bring down costs is to just build more housing,” said Todman. “Just build more, Build, build, build!”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Tom Perez, the former Secretary of Labor who’s now senior advisor to President Biden, said housing is top of mind for the Biden Administration. “When we think about the meetings that we have had at the White House recently, the issue of housing has been either the most or second-most discussed issue,” he said.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           CAVCO INTRODUCES DUPLEX MANUFACTURED HOME
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The backdrop of the speeches was a bright, stylish manufactured home, what used to be known as a mobile home. The innovation? It’s a duplex. HUD sets national building standards for manufactured homes, and recently changed its code to allow homes like this.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “So this is one unit, and it’s separated by a firewall for a second unit. So instead of having an opportunity for one family, we now have an opportunity for two families to live affordably,” Todman explained, standing inside the home.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Richard Smith is a sales manager at Cavco, the company that built this home. A duplex like this might be used in infill areas where space is a premium. “It allows us to get more affordable homes,” Smith says, so it really just helps solve a piece of the affordable housing crisis.
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           In early 2019 we posted our blog addressing the legality issues plaguing “tiny” houses and the available “make sense” manufactured homes alternatives for tiny home aficionados.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Fast forward five years later. The so-called tiny home movement has gained momentum, but is plagued with the legalities of residing in a home without any universal building code requirements and/or financing options.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Living Legally In A “Tiny Home” Can Be Exceedingly Difficult, But Not Necessarily
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            – What is a “tiny home”? Most of those television depictions seem to indicate that it is a structure built upon a wheeled trailer offering under 400 square feet of living space. However, there are those of the tiny home community that suggest the definition should include any small home under 800 to 1,000 square feet.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Many local governments have a minimum size requirement (often 800 to 1,000 square feet) for single family homes, prohibiting construction and/or installations of tiny homes on their own plots. Those minimum size requirements and the absence of a national certification by the builder, eliminates habitation, except perhaps as an auxiliary dwelling unit (granny flat, guest house),etc.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Park Model RV’s And Small Manufactured Homes: How Are They Different?
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            – Today’s modern manufactured homes are the only form of residential housing built to a federally mandated national building code: The Manufactured Home Construction and Standards Act of 1974 (HUD Code). HUD Code applies only to homes with a minimum 400 square feet of living space.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Major recognized manufactured home builders also build under 400 sq. ft. Park Model RV’s that should be included in the “tiny home” conversation. These homes are generally constructed to a national recreation vehicle code that certifies builder’s stringent adherence to health, safety and roadworthy requirements.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Park models produced by manufactured home builders are skillfully designed to maximize comfortable living space and incorporate the same quality of building materials, appliances, amenities and workmanship utilized in construction of the larger HUD Code manufactured homes and site-built homes.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Quality constructed Park Models are welcome in recreational park communities, campgrounds and are ideal for guest homes, accessory dwelling units, vacation homes, second homes, etc. However, there are no known under 400 square square feet homes or recreational vehicles that will meet requirements as continuing permanent housing.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The only form of small living homes that check all the boxes for living legally full time, comfortably, inexpensively,
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           with financing options
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           , are HUD Code manufactured homes with over 400 square feet of living space.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

It is also an investment that can yield returns in the tens of thousands if handled properly.

Let’s compare the two options and decide if you should be renting or buying your home.

Many feel that renting is equivalent to “throwing away money.” However, several scenarios make renting a better decision, financially and otherwise. A common misconception is that one can compare monthly rent with a potential monthly mortgage amount paid as an owner to determine if homeownership is the best option. Unfortunately, deciding between buying and renting is a lot more involved. A host of factors come into play, such as how long you plan to live in the home, how much the value of the home can reasonably be expected to increase (this is also known as appreciation), what tax break would you become eligible for as an owner, what fees you will have to pay when you finally make the purchase, and your current credit situation, which will have a large impact on your financing options.

           When renting may be better…
          &#xD;

      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

    &lt;span&gt;&#xD;
      
           As a general rule, the upfront cost of purchasing a home (also known as closing costs) are normally absorbed within the first five or so years. After five years have passed, the home's value will typically have appreciated enough to cover what the owner paid to close the deal. At this point, it may be possible to sell the home without incurring any significant losses. What this translates to is a five-year minimum commitment to the purchased property. For adults in their twenties and thirties, mobility and options are common priorities. This crowd may be better suited for renting and leasing.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           If you are currently enjoying an amazing deal on a rental property, it may be in your best interest, financially, to stay where you are. Controlled rent, where the rent is charged at a fixed amount and can only be increased at certain pre-set increments, is a prime example of the type of deal that would make renting a smarter option than buying. The money saved on rent can be used to pay off other debts, therefore improving your credit in preparation for homeownership in the future. Or, your extra cash could be used to take advantage of investment opportunities elsewhere.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Significant tax breaks are another thing most people assume every homeowner enjoys. We all know what happens when we ass-u-m-e. In this case, it is never safe to assume that buying a home will come with significant tax breaks. The federal government does allow homeowners to deduct the cost of the interest paid on their mortgage from their taxable income. This is a great benefit if you own an expensive home with a steep interest rate. However, on a low-priced home, the tax break may not be quite enough to consider it an incentive to give up your rental and buy.
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

           When The Time Is Right To Buy…

      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           If, after considering the points above, you still feel yourself leaning towards the “Ready to Buy” category, here are a few more items to factor in. The first is, how much home can you comfortably afford, or how big a mortgage can you obtain? A mortgage is a loan that is granted for the specific expressed purpose of purchasing a home. It is considered a “secure” loan because if you default for any reason, the lender can claim the property. Primary factors that determine your mortgage amount include your credit report, your ability to come up with a down payment, income, debt, and job history.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           In addition to the mortgage itself, many other financial responsibilities and obligations are associated with owning a home that a newbie may find financially strenuous. Your mortgage payment will consist of two parts, principal and interest. The principal is the amount you borrowed from the lender, and the interest is the fee they charge for furnishing the loan. However, this is just the beginning. You will also need to be prepared to pay property taxes to your town, city, or country, insurance to protect your new investment, as well as Home Owners Association (HOA) or some other type of Condominium and Cooperative (co-op) fees, which are very common.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Considering all the details, the dream of owning a home can seem more like a nightmare if you haven’t taken the proper measures to prepare yourself and your finances. If you stay ready, you won’t have to get ready. Establishing and maintaining healthy credit is the best way to align yourself to achieve the goal of owning your own home whenever you are ready!
          &#xD;

           Life is expensive! For many, the issue is more about learning to live within your means less about having enough money. We intended to make you feel confident about stepping into the life you’ve always wanted. Having multiple streams of income is the new path to financial freedom. The idea of being a millionaire is naturally very attractive and would almost guarantee the luxury and opulence that so many seem to crave. Living the American Dream is a common goal shared by most if not all Americans and working people everywhere. Ideally, we want the maximum pay for minimal work, effort, or use of resources. If we can’t have that, we’ll accept being paid to do the things we love and are passionate about as a close second.

Every social media outlet to be named is filled with images and quotes full of inspiration and motivation encouraging individuals to pursue their passions and never give up! These admonitions are edifying, however, a common conception about business is that “It takes money to make money.” After reading this article, you may not find it so far-fetched to believe that one can live quite comfortably and maintain healthy credit with any income, family size, and demographic.

Naturally, what is comfortable for one may not be for the other. Family size, geographic location, and cost of living are just a few factors impacting what it takes to live comfortably. However, what we do all have to share is the fact that, unless you were born into wealth, you likely spend your time trying to strike a balance between the time you spend making a living and the time you spend actually living!
          &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           Nevertheless, there are a great many who do not seem to have an overwhelming yearning to accumulate wealth far beyond what they require to support a comfortable life for themselves and their families. In fact, more often than not, what many people really desire is the liberty that comes with no longer needing to trade time for money. Ultimately, what defines luxury for the majority is to simply reduce the amount of time spent trying to make money.
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

           Localize: If you live far from your current job you may want to consider a move. Cutting your commute will increase your quality of life by reducing the stress and anxiety associated with driving in traffic. You will also save on gas and vehicle maintenance. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Make a Plan: When you’re thinking of buying, plan…plan…plan! There’s no reason to rush into a mortgage or property purchase. If you cannot comfortably handle the down payment, closing costs, and annual taxes don’t sweat it. It may not be time for you to buy. When you do buy, try to make a habit of paying “mortgage and a half”. By that I mean pay one half mortgage payment more than you are required. For example, if your payment is $800, pay $1200 to burn your mortgage early and free up your future income! A little discipline now can lead to a lot more freedom later.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Give to Get: This may seem counter-intuitive. But, hear me out! Luxury is not just about labels and digits on a paycheck. It is also very much about living your best life and doing the things that make you most happy and fulfilled. While volunteering will not earn you money, it’s a great way to incorporate doing something you enjoy and helping others all at once. Also, the skills you acquire can always be added to your resume and may even give you an advantage for future opportunities.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           May these three simple steps encourage or even compel you to begin moving towards your best life, beginning with good credit!

These tools, essentially, eliminate the need to store and keep hard copies of receipts and other documents that tend to take up space and clutter up your life.
